Site Prep
Get your spot ready.
A smooth install starts before we arrive. Use this checklist to prep your site.
Level the ground
Your pad needs to be within 2" of level. Gravel, concrete, or a wood-frame skid foundation all work.
Plan for access
We need ~12 ft of clearance for delivery. Tell us about gates, slopes, low branches, and soft ground.
Check permits
Most counties require a permit over 120 sq ft. ADUs always require permitting and a site plan.
Utility hookups
For studios and ADUs: confirm electrical, water, and septic plans with your local contractor.
Drainage
Slope the pad away from the building. Add a French drain on the uphill side if you're on clay soil.
Wind & frost
We anchor for your wind zone. In frost areas, set piers below the frost line.
